2021 BMW 3 Series: Oil Filter Housing and Valve Cover Gasket Leaks

Oil weeps from the filter housing gasket or valve cover, often dripping onto the exhaust and producing a burning smell. The classic mileage-related BMW expense on B48 and B58 engines.

What is different on the 2021 BMW 3 Series

The vehicle-specific detail — not the generic version of this fault.

On the B48 and B58, the oil filter housing sits high on the engine and the gasket between the housing and the block is a rubber seal that hardens with heat cycling. When it fails, oil runs down the side of the block. The valve cover on these engines is a composite unit with an integrated gasket and, on many cars, an integrated crankcase ventilation diaphragm — so a valve cover leak and a vacuum leak often show up together.

  • The first sign for most owners is a burning oil smell after driving, not a puddle — the oil lands on the hot exhaust and burns off before it reaches the ground.
  • On the B58 inline-six, the oil filter housing also carries the oil-to-coolant heat exchanger. A failure there can put oil into the coolant or coolant into the oil, which is a far more serious situation than a simple external leak.
  • Check the coolant reservoir on any B58 car for an oily film. That combination — oil in the coolant with no head gasket symptoms — points squarely at the heat exchanger.
  • Labor is the bulk of the bill. The gasket itself is inexpensive; getting to it is not.

Parts involved

What a shop will be inspecting or replacing on this job.

  • Oil filter housing gasket
  • Oil-to-coolant heat exchanger (B58)
  • Valve cover and integrated gasket
  • Crankcase ventilation diaphragm

The fix and what it costs

Replace the oil filter housing gasket and, where leaking, the valve cover assembly. Inspect the heat exchanger on the B58 if there is any sign of oil and coolant mixing.

Typical repair cost
$600–$1,600 depending on which gaskets and whether the heat exchanger is involved
Usually reported at
50,000–90,000 miles

Cost figures are national US estimates for planning purposes. Actual pricing varies with your vehicle, engine, location, shop labor rate, and whether OEM or aftermarket parts are used. Always get a written quote before authorizing work.
